I can recommend several lenders who would be happy to assist you in obtaining financing for your new home. It is vital that you choose a lender who you feel confident with.
The Home Buying Process
I will provide you with lots of information on the process of buying a home. I will advise you with the financing process, and the process of negotiating, but ultimately the decision is yours to make.
I will be your personal REALTOR® to help you through the entire process while helping you complete your due diligence in the state of Georgia.
Resources
I will use the local Central Georgia Multiple Listing Service, the statewide Georgia Multiple Listing Service, the Middle Georgia Multiple Listing Service and most importantly my time and experience in the Real Estate industry.
Provide you with lists of homes on the market that meet your criteria via MLS systems, email or phone.
I will provide the most current information. I am a member of three different multiple listing systems. You will be receiving homes from these MLS that fit your criteria.
Show you homes at times that are convenient for you.
I want to work together with you to provide the service you deserve. As your REALTOR®, I will schedule appointments that fit your schedule.
Market Analysis
To verify the value of the home you are interested in, I will do an analysis of the surrounding homes to see what they have sold for. The analysis will also show you what homes in the neighborhood are currently on the market for. This report will document how the neighborhood is changing in value.
Closing Procedures
I will be a liaison between your lender, the attorney’s office, the home inspector,and the seller’s agent to ensure your closing goes as smoothly as possible. This will help ensure that your lender receives information and documents in a timely manner, which will make your closing day easy.
What I need from you
Prequalification letter
This letter will allow me to help you find a home that is perfect for you. I will need this letter in order to negotiate the best possible purchase for you as well.
View homes in your price range
I recommend seeing homes listed no more than $5,000 to $8,000 over your price range. I want to find a home you will love and stay within your budget.
For Sale by Owner
I can help you with any home on the market. If you see a home that you like that is for sale by the owner, give me the information and I will inquire about the price, the value and set up a showing for you.
Referral
I want to help those you love as well. After the completion of your home purchase, I need two things from you.
#1-Please refer friends and family members so that they can receive the same services that you will receive.
#2-Please provide me with an honest review of your home buying experience.
Condition of Property and Necessity of Inspection
As a Realtor®, I am not an expert in the physical condition of any property and make no representation about the condition of any property. I highly recommend that you hire a home inspector to complete an inspection on the property you want to purchase. A home inspection will provide an objective third party evaluation of the current condition of a home, which is very different from an appraisal.
